From the moment you book, your inspection is handled by me personally. Whether you’re buying your first house, selling a property, managing rentals, or sizing up a commercial building, I bring the same careful process and keep you in the loop at every step.
I follow the InterNACHI Standards of Practice, set by the International Association of Certified Home Inspectors. During your inspection, I evaluate the roof, structure, foundation, plumbing, electrical, heating and cooling, interior, and exterior, and I flag anything that calls for prompt attention.
Once I finish, we can go over the findings together, with your real estate agent included if you like. I explain everything in plain terms, so you know which items are urgent and which are routine upkeep. Your report comes as a Spectora report you can open on any device or save as a PDF, complete with photos and notes on each item. It gives you a clear record to lean on during negotiations, repair planning, and your final decision.
5 Reasons Your Inspection Matters
Stronger Negotiating
Power Buyers can use documented findings to request repairs or adjust an offer, and sellers can fix concerns early to support their asking price.
Safety Comes First
Your inspection looks for hazards like faulty wiring, gas leaks, carbon monoxide risks, moisture problems, and structural movement that could put your household at risk.
Smarter Budgeting
I note components nearing the end of their service life, such as water heaters, furnaces, and roofs, so you can plan for replacements instead of being caught off guard.
Hidden Issues
Uncovered Add-ons like sewer scopes, radon testing, and termite inspections reach problems a standard walkthrough can't, giving you a fuller picture before closing.
Confidence to Move Forward
Knowing the true condition of a property lets you commit, renegotiate, or walk away with a clear head and no second-guessing.
Frequently Asked Questions
Most home inspections take between two and four hours. The size, age, and condition of the property, plus any added services like radon testing or a sewer scope, can extend that window. I never rush the process just to finish early.
I encourage it. Being on site lets you see findings in person and ask questions while we’re standing right in front of them. If you can’t make it, the report and a follow-up conversation with me will cover everything you missed.
Every package starts with a full home inspection plus a termite inspection. Standard adds radon testing and a sewer scope, and The Works adds mold testing on top of that. Current pricing for each option appears when you schedule online.
Yes. I perform commercial inspections on office, retail, rental, and multifamily buildings, and I also inspect investment and 203(k) properties. Each commercial inspection is tailored to the building and to your goals as an owner or investor.
A property doesn’t pass or fail. Your report explains each finding and whether it needs repair, further evaluation, or routine maintenance. I don’t perform repairs on homes I inspect, which keeps my findings unbiased and leaves you free to choose your own contractors.
